State of the New York New Development Market

New York's new development pipeline enters 2025 in a complex but increasingly optimistic position. Following a period of elevated construction costs, high interest rates, and cautious buyer sentiment, the pipeline is thinning — and that scarcity is beginning to drive meaningful price appreciation in completed inventory and aggressive pre-sale demand for well-designed upcoming projects.

April 2025
Brooklyn New Development Absorption Rate Reaches 5-Year High
New condominium developments in DUMBO, Brooklyn Heights, and Williamsburg recorded their strongest quarterly absorption in five years, with average days-on-market dropping to 41 days and a sell-through rate of 94% within 90 days of launch. Developers cite limited land supply and rising construction costs as constraints that will keep Brooklyn new development supply tight through 2027.
March 2025
Billionaires' Row Completes Generational Cycle — Attention Turns to Tribeca
With 432 Park, 220 CPS, and One57 now substantially sold out, developer attention has shifted to TriBeCa as the next frontier for ultra-luxury residential towers. Two sites on Greenwich Street and three on Hudson Street have changed hands at record land values, with ground breakings expected in 2026. Pre-development interest among HNW buyers is at peak levels.
February 2025
Hamptons New Construction Premiums Widen — Spec Homes Command $1,800/sqft
Custom new construction in Southampton, Bridgehampton, and East Hampton now regularly achieves $1,600–$1,900/sqft — a 34% increase from pre-pandemic levels. Land has become the binding constraint; the inventory of buildable oceanfront and agricultural-reserve-view parcels is near an all-time low. Buyers seeking new construction in the Hamptons should register for BHR's advance notification list.
January 2025
